XIRR Calculator

Calculate XIRR — the true annual return on money invested at different times, like SIPs, top-ups, partial redemptions or a stock bought in several lots. Enter each dated cash flow (investments negative, withdrawals positive) and the current value; the result matches Excel's XIRR function.

Money you invested as negative (−10,000), money you took out as positive. Paste dates and amounts straight from Excel.

The cash flows switch between invested and received more than once, so more than one rate can balance them; this is the one closest to 10 %. Check that it makes sense.

How this is calculated

Find r such that Σ CFᵢ ÷ (1 + r)^((dᵢ − d₀) ÷ 365) = 0

CFᵢ
Cash flow i: invested (−) or received (+)
dᵢ − d₀
Days from the first cash flow
r
XIRR — the annual rate (actual/365, as in Excel)

When money goes in and out at different times, simple return and CAGR are misleading: a rupee invested last month hasn't had time to grow. XIRR finds the single annual rate at which all your investments, grown to today, exactly equal everything you received plus what you still hold. It's the standard way mutual-fund statements report SIP returns.

Assumptions & sources

  • Day count actual/365 from the first cash flow — the same as Excel's XIRR and fund statements.
  • Solved numerically (Newton's method with a bracketing fallback); the answer is accurate to well under 0.01 %.
  • Taxes and charges count only if you include them in the amounts.

Common questions

XIRR vs CAGR — which should I use?

CAGR is for one investment at the start and one value at the end. Use XIRR whenever there are several investments or withdrawals at different dates, like SIPs.

Why must investments be negative?

XIRR balances money going out of your pocket against money coming back. The sign tells it the direction; at least one of each is needed.

Why is my XIRR very high or very low?

Over short periods (under a year) a small gain annualises to a large number. Also check that each amount has the right sign and date.

Does it match Excel?

Yes — it uses the same formula and day count as Excel's and Google Sheets' XIRR function.
